Property files

A property file is an important part of council information, but it may not be a complete or legal file on any property. It is a file of documents held electronically and/or in hard copy at the close of business on the last working day prior to the date of your application. You can order a property file online. If you are purchasing a property, we recommend you order a Land Information Memorandum (LIM).

Land Information Memorandums (LIMs) and Project Information Memorandums (PIMs)

Land Information Memorandums (LIMs) and Project Information Memorandums (PIMs) are also available from Environmental Services on application. If you are considering buying a property in North Shore City you’re advised to obtain a LIM and check council files to compare buildings and structures on site e.g. decks, conservatories, spa pools and free standing fires, with what is shown in the council property file to determine if all existing buildings and structures are approved.

LIMs are confidential, legal documents valid for one working day only. This is because information about a property can change quickly and the legal accuracy of the documents is questionable after this period of time. LIM forms are available from any area office or on this website. There are fees payable for the preparation of a LIM.
