You can now lodge a Land Information Memorandum (LIM) application online from the convenience of your own home or office. By using this service you do not have to submit a certificate of title and your application will be processed faster.

This service is quick and simple, requiring the property details, the applicant and delivery details plus credit card details for payment.

What is a Land Information Memorandum?

A Land Information Memorandum (LIM) is a report prepared from records held by council at your request. It provides information held on council records only:

  • Special land features or characteristics, for example potential
    • erosion
    • flooding
    • presence of hazardous contaminants which are likely to be relevant to land
  • Private and public stormwater and sewerage drains - in particular their location
  • Any rates owing in relation to the land
  • Government valuation 
  • Any consent, certificate, notice, order or requisition affecting the land or any building on the land previously issued by council (whether under the Building Act 1991 or any other Act) or any certificate issued by a building certifier pursuant to the Building Act 1991.
  • The zoning of the land and other town planning details.
  • Any notification to council by any network utility operator under the Building Act 1991.
  • Health information including registration/licensing requirements and swimming pool fencing compliance if applicable.

The memorandum may also include other information concerning the land which council considers to be relevant.

When should I obtain a LIM?

If you are considering purchasing a property in North Shore City it is recommended that you obtain a LIM before finalising the purchase.

You will find a LIM very useful in assisting in deciding whether the land is worth purchasing, is free from any restrictions, and whether the intended use of the land is feasible.

How do I obtain a LIM?

There will be two ways of obtaining a LIM report, through an online application service (see 'Ordering a LIM online' on the right-hand menu) or you can still complete a hard copy form (below).

What does the online process involve?

Requesting a LIM online is a simple four-step process:

  1. Search for the property online
  2. Complete the applicant’s details
  3. Complete the online LIM online application
  4. Pay by credit card

The online service is in addition and does not replace the hard copy application form (see below).

In order to begin the process of obtaining a LIM using the hard copy form you will need to provide:

  • A current copy of the Certificate of Title (CT) for the property.  This is important so that the LIM is done on the correct property according to the legal description the CT provides.
  • If the property is crossleased we require a copy of the flats plan clearly identifying the correct unit.
  • The name of the current owner of the property.
  • Payment of $200.  Any cheque should be made out to “North Shore City Council”.

Where do I submit my completed application form?

You can submit your LIM application by posting or delivering it to Environmental Services. We do not accept LIM applications by fax.

The standard fee of $200 per title will apply. If the property is commercial additional research costs will be charged.

Please be sure that all the information requested is included to enable us to return the memorandum to you as quickly as possible. If you do not provide the required information, council cannot begin to start processing your LIM.

How long will it take to process the LIM?

You should allow at least 10 working days for the LIM to be processed.

How do I obtain my LIM?

It can be posted out to you or you can pick it up from environmental services at council head offices, level three, 1, The Strand, Takapuna between 8am and 5pm. Please ring 486 8600 first to ensure it is ready.
