All you need are the property details, the applicant and delivery details and credit card details for payment. You don't have to submit a certificate of title and your application will be processed faster.
What is a LIM?
A LIM (Land Information Memorandum) is a report prepared by North Shore City Council which provides a summary of property information as required under the Local Government Official Information and Meetings Act 1987.
Copies of LIMs are not held on file. A LIM is a summary of property information held by the council as at the day the LIM was produced. If you need this information you will need to request a new LIM.
A LIM provides information about special land features or characteristics, and includes some or all of the following:
Special land features or characteristics, for example
- Potential erosion / flooding
- Presence of hazardous contaminants which are likely to be relevant to land
- Information relating to any rates owing in relation to the land
- The zoning of the land and other town planning details
- Information on public stormwater and sewerage drains (a map is attached to show their location)
- Details of approved building, plumbing/drainage and resource management permits and consents indicating where further action is required
- Details of the approval status of Code Compliance Certificates for building consents as required by the Building Act
- Warrant /Statement of Fitness: in conjunction with a compliance schedule - issued annually to maintain compliance standards, generally for commercial properties
- Details of Dangerous Goods, Liquor, Hairdressing and Health Licences (mainly refers to commercial properties).
The LIM may also include such other information concerning the land which the council considers, at its discretion, to be relevant.
When should I obtain a LIM?
If you are considering purchasing a property in North Shore City, it is recommended that you obtain a LIM before finalising the purchase.
You will find a LIM very useful in deciding whether the land is worth purchasing, is free from any restrictions, and whether the intended use of the land is feasible.
How do I obtain a LIM?
There are two ways of obtaining a LIM report:
through an online application service (see 'Ordering a LIM online' on the right-hand menu)
you can complete a hard copy form (below).
What does the online process involve?
Requesting a LIM online is a simple four-step process:
- Search for the property online
- Complete the applicant’s details
- Complete the online LIM online application
- Pay by credit card
The online service is an additional service and does not replace the hard copy application form (see below).
You can still print, complete and send this form for processing to North Shore City Council, Private Bag 93500, North Shore City 0740.
You can also contact the council on (09) 486 8600 and they will send a form to you. Alternatively, you can collect an application from any North Shore City Council office.
Where do I submit my completed application form?
You can submit your LIM application by posting or delivering it to any North Shore City Council office. We do not accept LIM applications by fax.
How much does it cost to get a LIM?
Please refer to the current schedule of fees and charges.
Please be sure that all the information requested is included. This enables us to return the LIM to you as quickly as possible. If you do not provide the required information, the council cannot begin to start processing your LIM.
How long will it take to process the LIM?
You should allow at least 10 working days for the LIM to be processed.
How do I obtain my LIM?
It can be posted out to you or you can pick it up from 1 The Strand, Takapuna between 8am and 5pm. You will be contacted on completion to collect.
Note: A LIM is a summary of property information held by the council as at the day the LIM is produced. It is important that purchasers also carry out a property file search, to ensure that approved council plans match what exists on site. A visual check can sometimes identify building work that has been carried out without the required approvals. These works should be identified and assessed as being safe and sanitary and in compliance with the Resource Management Act before finalising the purchase. Depending on the age of the works, this could involve obtaining a building and/or resource consent.

IMPORTANT: Councils must take reasonable steps to ensure that building work requiring a building consent complies with the Building Code, but are not required to ensure that building work is defect free. Buildings have been, and continue to be, constructed with defects which the council cannot reasonably detect at the time of inspection, or have arisen since the council’s last inspection (e.g. through lack of prudent maintenance). Some defects can be very expensive to repair.
Sole reliance should not be placed upon the council’s performance of any building control function, including inspections or the issue of a Code of Compliance Certificate, as confirming that a building is free of defects. The council recommends that all prospective property purchasers obtain a pre-purchase inspection report, particularly with respect to weathertightness, by an appropriately qualified independent building advisor.
